Your car needs to be replaced when it keeps on breaking down. Your clothes need to be replaced when it doesn’t fit you anymore. How about your roof? When is the perfect time to have your roof replaced? When it starts to leak? Can you just repair it? The need for roof replacement is not always obvious unless it is obviously beyond repair such as it gets crushed by a tree or when it collapsed. You can always repair your roof, change a few roof shingles and your roof is all good now.
However, there are really instances on which your roof is beyond repair. When it’s time to replace your roof, here are signs you should take note:
- Your roof is old
Ideally, your roof could last from 20 years to 25 years if maintained well. If your roof is already 20 years old and hasn’t been replaced, there’s a good chance your roof doesn’t need repairing at all – it should be replaced with a new roof, especially if your roof is installed on top of several layers of roof shingles.
- Your roof is sagging
This is a sign that your roof needs replacement. Exposed to long term water damage is the main culprit. To check for sagging roof, look at the roof line. It should be straight. If not, your roof is indeed sagging.
- Shingles look bad
If most of your shingles look stained, wet, curled or broken, it is a clear sign that they need to be replaced at once. Examine your roof shingles closely, check the slopes that gets direct sunlight and look for shingles that are curling or any sign of defect on your roof.
- Your roof looks bad from the street
Look at your roof from across the street; it should not look distracting at all. Roof is one of the parts of your home that many homebuyers would check to gauge how valuable and livable your place is. So if you are planning to put your home on sale in the future, then have your roof replaced whenever it if necessary. Curb appeal is important and your roof should add appeal to your home, not destroy it.
- Missing roof shingles
Missing shingles is a sign enough that you need to have your roof replaced. Consider the roof valleys too as they are very important parts of your roof. See if there are any signs of damage such as crack forming in it or if the shingles are missing. Problems in roof shingles can cause roof leaks.
- Sunlight is getting through your attic
Come to think of it, if light can pass get through your attic, how much more the water? Or the cold during winter? So go climb on your attic and check for these signs. Or you can call a professional roofer to determine the extent of the damage.
