The Picture Perfect Home by Medallion

March 2011
From the Desk of Terri Norman

If you're a fan of home renovating blogs like I am, you might have seen Julia of Hooked on Houses' new sunroom design. What I enjoyed most about her reveal of the new space is how she furnished it with pieces she already had around the house (and in the basement) so that her family could enjoy it as soon as it was finished.

According to a recent Better Homes and Gardens survey, outdoor room additions--screened porches and sunrooms--are the second most popular of all home improvements, so I thought today would be a great day to talk about family-friendly sunroom designs. And if you'd like to explore a sunroom addition for your home, give us a call.

Enjoy!

Family-Friendly Sunroom Designs

Sunroom design One of a handful of ways to truly add value to your home is by adding square footage. And there are few more family-friendly ways to add square footage to a home than adding on a sunroom. That's because a sunroom is the perfect spot for so many family activities--from eating pancakes together on Saturday morning to playing games together on a warm summer evening. To ensure your investment retains its value, here are three pointers for designing your sunroom addition.

Consider it a year-round space

Making the sunroom a family-friendly, year-round space maximizes its value both for your family and for resale. So, when you're designing your sunroom, make sure to include upgrades that make it work for your family all year long. Consider the extreme temperature fluctuations (summer versus winter) and make sure the space will work well for both. That means insulating the sunroom walls and floor, and adding a heater. It's also a good idea to have a ceiling fan installed so you can keep the air circulating.

Of course, sunrooms are ideal as-is in fall and spring when you can simply open the windows to let in breezes if the room gets too warm or close the windows tp let the sun warm the room. But in the winter, the sun's rays may not be enough to warm the room optimally, and in the summer opening the windows and letting the breeze in may not be enough to keep the room cool and comfortable.

Use quality materials

Obviously, when you hire Medallion to build your sunroom, you don't need to worry about this--of course we'll use quality materials in the construction of your sunroom. But, if you're considering another home improvement company, it's crucial for you to compare apples to apples. For instance, if you choose our double-pane option, your windows will be special Low-E, argon-filled glass, which filters out two-thirds of the harmful ultraviolet rays. By choosing these high-quality materials, you're maximizing the value of your home's new addition and also ensuring it'll last as long as possible.

When you're considering which materials to use, it's not worth compromising. For example, choose your flooring based on what you genuinely like and how it coordinates with the rest of your home. Because we offer easy-payment plans, it's worth choosing the materials you most want. After all, you're going to have this sunroom for as long as you own your home, so make sure you like the details!

Don't skimp on size

Sunroom photo When deciding on square footage for your new sunroom, it's easy to assume that building a smaller room will be more affordable. And you may think you don't really need much extra space. But it's worth going a bit bigger than you might have intended. After all, once you've committed to the project, a few extra square feet doesn't typically cost much more.

How can you make sure you've chosen the right size? Experts generally recommend about 200 square feet, which will give you room for a table and chairs, along with space for comfortably moving around the room. If you want to have extra elbow room--perhaps to gather a large extended family for the holidays--300 to 400 square feet will feel spacious, and gives you room for several seating/activity areas for your family to enjoy even when you're not hosting a crowd.

Adding a sunroom is a great way to expand your home's square footage. Most of our clients tell us they spend much more time in their sunrooms than they'd expected when they first designed the space. If you'd like to start enjoying a sunroom addition, contact Medallion today to find out about adding this family-friendly space to your home.
